Description
The Department of Veterans Affairs (VA) is seeking to lease a maximum of 12,200 ABOA square feet of medical office space in the Warren, Ohio area. The lease term may be up to 20 years, and the VA requires 100 surface/outside parking spaces, inclusive of ten percent (10%) ADA compliant parking spaces. The offered building and/or property must meet certain minimum requirements, including being located on a single contiguous floor, having a loading area with two exterior doors, and meeting Federal and Local Government requirements for fire safety, physical security, accessibility, seismic, and sustainability standards.
• The VA is seeking a fully serviced lease, with rent that covers all lessor costs, including shell upgrades, tenant improvements, operating costs, real estate taxes, and security upgrades.
• The lease will be awarded based on a present value price evaluation, which takes into account the annual price per ABOA SF, including all required non-firm term periods.
• The VA will evaluate proposals based on factors such as price, past performance, and socio-economic status.
• The successful offeror will be required to execute a lease prepared by GSA, which incorporates the agreement of the parties.
