The Lexington 1 School District is seeking a Construction Management‑at‑Risk (CMaR) firm to oversee the replacement of approximately 250,000 sq ft of roof and the installation of multiple rooftop HVAC units at White Knoll High School. Work must be phased to keep the school fully operational, minimizing disruption to students and staff. The contractor will be responsible for project planning, scheduling, procurement, quality control, safety oversight, and coordination with school officials throughout the construction period. • Scope includes complete roof demolition, decking, waterproofing, and new roofing system installation across the entire campus. • Installation of new HVAC units on the roof, including ductwork, controls, and integration with existing school mechanical systems. • Phased construction schedule to maintain classroom use, requiring off‑hours work, temporary protective barriers, and strict safety protocols. • Contractor must provide a guaranteed maximum price (GMP) and assume risk for cost overruns while delivering the project on schedule.
