The Texas State Preservation Board is seeking a Construction Manager-At-Risk (CMR) for the Sam Houston Building Annex and Main Building Renovation project. The project consists of two parts: the construction of a 5-story annex and the renovation of the 10-story Sam Houston Building. The CMR will be responsible for providing pre-construction and construction management services, including engaging in early project planning, identifying potential challenges, and providing solutions to mitigate risks. The CMR will also be responsible for developing and managing complex critical path schedules, coordinating and managing the bidding process, and ensuring compliance with insurance requirements and quality control programs.
Key aspects of the project include:
• Construction of a 5-story annex with approximately 55,000 SF of space for Department of Information Resources servers, document storage, and flexible office space for employees
• Renovation of the 10-story Sam Houston Building with approximately 180,000 SF of space
• Asbestos abatement and third-party testing for the existing building
• Development of a project schedule and budget, including a Guaranteed Maximum Price (GMP)
• Coordination with stakeholders, architects, and engineers to deliver an integrated design solution
• Implementation of sustainable design and resource-conserving strategies
The successful respondent will be required to demonstrate experience with the CMR project delivery method, similarities to the pre-construction and construction scope, and a good faith effort to contract with Veteran-owned businesses.
