Commissioning Agent Services

Chaffee County is seeking a Commissioning Agent to provide professional services for the construction of a new Chaffee County Sheriff Office in Salida, Colorado. The Commissioning Agent will be responsible for ensuring that all systems are complete and functioning properly upon occupancy, and that facility staff has adequate system documentation and training. The scope of work includes design phase, construction phase, and post-construction phase services. • The Commissioning Agent will assemble a commissioning team and identify responsibilities. • The Commissioning Agent will perform a focused review of the 100% Design Development Drawings and conduct/facilitate program review meetings. • The Commissioning Agent will schedule and lead commissioning meetings as needed with the Commissioning Team. • The Commissioning Agent will coordinate the commissioning work during design and construction. • The Commissioning Agent will develop Owner’s Project Requirements and commissioning specifications. • The Commissioning Agent will review and provide oversight and verification of the Test and Balance procedures and process. • The Commissioning Agent will witness Heating Ventilating and Air Conditioning (HVAC) piping pressure test and flushing. • The Commissioning Agent will document construction checklist completion and systems start-up. • The Commissioning Agent will coordinate functional testing for all commissioned systems and assemblies. • The Commissioning Agent will maintain a master issues log and a separate record of functional testing. • The Commissioning Agent will provide final end-of-warranty commissioning report.
