Description
The State of Washington’s Department of Enterprise Services is seeking a qualified architectural firm to provide pre‑design services (Phase 1) and, contingent on TCC’s decision, full design services, construction support, and oversight (Phase 2) for renovations to Building 11 at Tacoma Community College. The work includes validating scope and budget, producing preliminary design packages, redesigning common areas, upgrading lighting, AV, restrooms, and student‑focused spaces, and supporting a GC/CM delivery method. The maximum allowable construction cost is $2.8 M, and the solicitation follows a two‑phase evaluation process with an initial SOQ and subsequent oral interviews.
• Phase 1: Pre‑design services – scope/budget validation and preliminary design.
• Phase 2 (conditional): Full architectural design, interior planning, MEP coordination, and construction support.
• Required deliverables: design packages, cost estimating support, and assistance with GC/CM selection.
