Description
The Department of Veterans Affairs is seeking a lease proposal for office space in or around Georgetown, DE, for a Veterans Center. The space should be approximately 4165 Net Usable Square Feet (NUSF) and meet specific requirements, including being located in a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition. The lease term will be 20 years, with 5 years firm, and the Government will have termination rights. The proposal should include a fully serviced, turnkey lease with rent that covers shell, operating costs, and real estate taxes. The Lessor will be responsible for designing and building the tenant improvements (TIs) after award of the lease.
• The space should be located in a prime commercial office district with attractive, prestigious, and professional surroundings.
• The space should have 20 surface/outside parking spaces, reserved for the exclusive use of the Government at no charge.
• The space should have a lease term of 20 years, with 5 years firm, and the Government will have termination rights.
• The proposal should include a fully serviced, turnkey lease with rent that covers shell, operating costs, and real estate taxes.
• The Lessor will be responsible for designing and building the tenant improvements (TIs) after award of the lease.
