The Government requires 17,480–18,354 ANSI/BOMA Office Area (ABOA) square feet, comprised of approximately 15,475 SF of hangar space, 1,331 SF of office/pre‑flight space, 674 SF of storage/maintenance space, and associated restroom/shower facilities. The lease term is 20 years (firm term 15 years) with a requirement for 24/7/365 access, motorized hangar doors, and Facility Security Level II. The site must accommodate at least five aircraft (including Cessna 206, King Air 350, Bell 412, ATR‑41) and provide four on‑site parking spaces within 250 ft of the building. The Government will receive a fully serviced, full‑service lease that meets fire, accessibility, seismic, and sustainability standards, and will have rights to mount roof antennas.
