CONSTRUCTION MANAGER @ RISK - PROPOSAL SUBMISSION - High School #9, Junior High School #9, Middle School #9 and Site Infrastructure

The Lamar CISD is seeking a Construction Manager at Risk (CMAR) for the construction of High School #9, Junior High School #9, Middle School #9, and site infrastructure. The project will be divided into four Guaranteed Maximum Price (GMP) phases. The estimated project budget for each phase is: $30,000,000 for GMP #1, $200,000,000 for GMP #2, $100,000,000 for GMP #3, and $50,000,000 for GMP #4. The CMAR will be responsible for providing pre-construction services, including estimating, scheduling, and savings, as well as construction management services during the construction phase. • The CMAR will work closely with the Owner and Architect to resolve issues that may arise during the project. • The CMAR will provide a lump sum fee for pre-construction services and a percentage-based fee for construction management services. • The CMAR will be responsible for providing all necessary insurance, including comprehensive general liability, automobile liability, workers' compensation, and builder's all risk insurance. • The CMAR will be required to provide monthly labor costs for project staff, including project managers, superintendents, engineers, and support staff.
