The City of Florence seeks a qualified contractor to fully renovate a residential property at 920 W. Marion Street. The scope includes roof replacement, exterior painting, door and window repairs, interior demolition and finish work, kitchen and bathroom upgrades, and installation of smoke detectors, all within a 45‑day performance window. The project is funded by HUD, carries local‑business and minority‑business participation goals, and requires full bonding, insurance, and compliance with numerous federal and state regulations.
• Roof – remove old roof, install 30‑yr shingles and ridge vent.
• Exterior – brick repair, power‑wash, paint wood siding, shutters, awnings, eaves, soffit.
• Interior – replace carpet with LVP, install new cabinets, countertops, lighting, and finish work in kitchen, living room, hallway, and bathroom.
• Additional – install three smoke detectors, provide a storage pod, and install a new crawl‑space door.
• Requirements – 100 % performance/payment bonds, general liability and workers’ comp insurance, South Carolina contractor license, HUD‑CDBG compliance, and adherence to a $100 per day late‑completion penalty.
