Bancroft Elementary School Annex Modernization

The Department of General Services is seeking a design-build contractor to modernize the Bancroft Elementary School Annex, a historically listed property. The project includes full design and construction services for a 27,000 square-foot school facility, with a focus on sustainability and energy efficiency. The contractor will be responsible for designing and constructing a combination of renovation and new construction, including outdoor play and educational areas, parking and loading facilities, and site fencing. The project must meet local and national codes, including LEED for Schools – Gold, and incorporate solar-ready design. The contractor will work closely with the school community, DCPS, and DGS to ensure the project meets the community's vision and goals. • The project includes a budget of $24,000,000 and is expected to be completed by July 15, 2028. • The contractor will be responsible for conducting existing building and site investigation work, including archeology, if required. • The contractor will provide logistics support, plan to solicit competitive trade bids for construction work, and develop a Guaranteed Maximum Price and corresponding scope and schedule for the work. • The project requires the contractor to participate in regularly scheduled School Improvement Team (SIT) and community meetings throughout the design process.
