Description
The U.S. Army Corps of Engineers (Baltimore District) is seeking lease proposals for approximately 4,013 sq ft of retail space near Clarion Mall in Clarion, PA. The lease must include a secondary egress, parking for five government vehicles, and compliance with all applicable building codes and government lease terms. The lease term may be up to five (5) years, with rent and CAM charges to be negotiated, and the Government will pay rent only after delivery and acceptance of the space. The lessee must be SAM‑registered, provide separate utility meters, and assume responsibility for maintenance, HVAC, snow removal, janitorial services, and other operational costs. The award will be based on the proposed rental amount (including CAM, taxes, insurance) and the ability to meet the technical and administrative requirements.

• Lease term up to 5 years, with possible one‑year renewal options
• Must provide secondary egress, parking for 5 government vehicles, and meet all construction/specification standards
• Required SAM registration and UEI; notarized letter for entity activation
• Rent payable by EFT; rent starts upon delivery and acceptance of space
• Lessee responsible for utilities (separate meters), HVAC, snow removal, landscaping, janitorial, and other CAM items
