REBID Request for Qualifications for Construction Management at Risk (CMaR) Services for First Street Garage Life Safety Priority Project

The City of Cambridge is seeking a Construction Manager at Risk (CMaR) for the First Street Garage Life Safety Priority Project. The project involves urgent repairs to the building's infrastructure and life safety systems, including stairs, elevators, drainage, fire alarms, and fire protection. The selected CMaR will work with the City, design team, and key stakeholders to evaluate options, identify construction challenges, and develop a practical and budget-conscious plan. The project is expected to last 1 year and 6 months, with a conceptual estimated construction cost of $5-10 million. The CMaR will be responsible for complete construction management services, including pre-construction, construction, and post-construction phases. Some key aspects of the project include: • Reviewing and recommending revisions to the project master schedule, construction budget, and permitting plan • Attending and leading project meetings, and reviewing design progress and permits • Developing a construction phasing plan and identifying temporary construction and mitigation measures • Monitoring construction progress, preparing monthly reports, and maintaining accurate records • Ensuring compliance with City of Cambridge residency, MBE/WBE requirements, and other Massachusetts laws and regulations The City encourages minority firms to apply and encourages the use of minority subcontractors.
