Description
The Grand County Assessor's Office is requesting proposals for the ad valorem reappraisal of all commercial property in Grand County, Colorado. The successful consultant will be responsible for conducting a mass appraisal assignment based on acceptable mass appraisal practices and the Uniform Standards of Professional Appraisal Practice (USPAP) Standard 6. The consultant will also be responsible for handling protests and making valuation determinations throughout the protest period.
• The consultant must have knowledge and experience with ad valorem tax law in Colorado.
• Preference will be given to a consultant with an active Certified General Appraisal license for Colorado.
• The consultant must have knowledge of the commercial component of a resort/recreation economy and Colorado direct capitalization rates/rental rates.
• The consultant must be able to meet all statutory deadlines for the State of Colorado.
• The initial term of the contract shall be for two years, starting on or after January 26, 2026 and ending on December 31, 2027.
