As-Needed Commercial Real Property Appraisal Services RFSQ

The Los Angeles County Department of Beaches and Harbors is seeking qualified Vendors to enter into Master Agreements with Los Angeles County to provide, on an as-needed basis, commercial real estate property appraisal services required in the Department’s management of the County’s Marina del Rey leaseholds. The successful Vendors must have a minimum of five years of substantial experience in valuing ground leases, square foot (minimum) rents, and percentage rents. Services required under this Master Agreement may include, but are not limited to, complete appraisals and submit written appraisal reports, testify at rental adjustment arbitration proceedings, participate in a three-member board of appraisers, and present the consultant’s appraisal findings before various public bodies. • The leaseholds are all on or near the waterfront and include anchorages, hotels, apartments, offices, restaurants, retail properties, boat yards, and other uses. • Approximately 10 leases are scheduled for rental adjustment over the next three years. • The Master Agreement will be for a period of three years with four one-year renewal options. • The County has the right to amend the RFSQ by written addendum and may, at its sole discretion, reject any or all SOQs submitted in response to this solicitation.
