University Scholarship and Financial Aid Suite Renovation

This solicitation seeks a qualified contractor to renovate approximately 36,385 sf of the University Scholarship and Financial Aid Suite on the second and third floors of Virginia Tech’s Student Services Building. The work includes full interior demolition, new metal‑stud walls, acoustic‑tile ceiling systems, rubber‑base flooring, casework fabrication, lighting upgrades, HVAC and plumbing modifications, fire‑protection updates, and coordination with university‑provided data‑cabling and furniture. The project is divided into two phases, with Phase 1 covering the 3rd floor and Phase 2 covering the 2nd floor, and must be completed by late 2027. • Demolition of existing interior finishes, walls, ceilings, and casework. • Installation of new partitions, ceiling grid, lighting fixtures, flooring, doors, paint, and casework to “Custom Grade” standards. • Mechanical, electrical, and plumbing upgrades including VAV units, new diffusers, and revised sprinkler systems. • Strict campus safety, insurance, and reporting requirements; all work performed 7 AM‑5 PM unless otherwise coordinated.
