The project involves the full historic rehabilitation of the James Townley House, a two‑story, 3,475 sf building listed on state and national historic registers. The contractor must preserve historic fabric, install new concealed mechanical, electrical, and plumbing systems, and provide ADA‑compliant interior access while coordinating with Kean University and the New Jersey Historic Preservation Office. All work is to be performed on the Kean University campus in Union, NJ, under a lump‑sum sealed‑bid contract. • Historic preservation work: repair/restore façade, windows, plaster, wood trims, and historic doors; replace only when repair is infeasible with in‑kind or matching new elements. • MEP installation: new HVAC, electrical, and plumbing systems concealed in basement/attic; two screened condensing units outdoors. • Accessibility: construct an interior ramp (≈ 6 in. change) to provide barrier‑free access on the first floor. • Coordination & documentation: submit detailed pricing and shop drawings for any alternates; obtain approval from the Historic Preservation Office before proceeding. • Bonding & surety: 10 % bid bond required; 100 % performance and payment bonds upon award.
