X1AA--Lease of space up to 4,833 ABOA | 5,166 RSF for a Vet Center in Columbus, GA

The Department of Veterans Affairs is seeking to lease approximately 4,833 ABOA (American National Standards Institute/Building Owners and Managers Association Occupant Area) or 5,166 RSF (Rentable Square Feet) of real property space in Columbus, GA for use as a Vet Center. The lease term is up to 20 years. The space must be contiguous, outside the 100-year flood plain, and accessible by elevators if not on the first floor. The Department of Veterans Affairs will consider existing space that complies with all current building, seismic, and ADA code requirements. On-site, 25 total dedicated parking spaces, including designated ADA-compliant spaces, are required. Key requirements include: • Space must be located within the specified boundaries (South: Andrews Rd, West: Schatulga Rd, North: US 85, East: US 280) • Access to public transportation must be within a walkable mile • Proximity to certain establishments (gun stores, pawn shops, adult entertainment clubs, liquor stores, medical marijuana distributors, or methadone clinics) is precluded within a walkable mile • Expressions of interest must include building name, address, location, available space, ownership information, and amount of parking available on-site
