Description
The County of Los Los Angeles is seeking a qualified private operator to manage, operate, and maintain the Arcadia Tennis Center – a facility with 10 lighted tennis courts, 8 pickleball courts, a pro‑shop, restrooms, and spectator bleachers. The contractor will run daily public access (7 days/week), provide instruction, equipment rental/sales, food‑beverage service, and community programs, while handling all routine and capital maintenance. In return the operator will pay a minimum monthly rent of $6,750 plus a percentage of gross receipts (ranging from 10‑20 % depending on revenue streams) and contribute to a Capital Improvement Fund. The agreement is for an initial five‑year term with an optional five‑year extension (maximum ten years). The operator must demonstrate at least three years recent experience managing a comparable tennis/pickleball facility, possess a valid business license, maintain a $100 k line of credit, and provide proof of insurance and a $7 k security deposit.

• Scope: Full‑service concession – court operations, pro‑shop, food‑beverage, lessons, camps, tournaments, equipment rental, and routine/capital maintenance
• Contract term: 5 years (option to extend another 5 years) – start May 1 2027
• Financial obligations: Minimum rent $6,750/month + % of gross receipts (10‑20 % by revenue category) + $7 k security deposit; utility fee $500/month (or actual metered cost)
• Minimum qualifications: ≥3 years recent experience with similar tennis/pickleball center, business license, $100 k credit line, insurance, references
