Description

The City of Cambridge is seeking a Construction Manager at Risk (CMaR) firm to provide pre-construction and construction management services for the replacement of the DPW Salt Shed. The project includes the demolition of the existing salt shed and the construction of a new 60’ x 80’ x 40’ shed with increased salt storage capacity. The CMaR firm will work closely with the City, design team, and key stakeholders to evaluate options for modifying scope or details, identify construction challenges, and help shape a practical, efficient, and budget-conscious path forward for project implementation. The scope of work includes pre-construction phase services, estimating and bidding phase services, construction phase services, and post-construction phase services. • Pre-construction phase services include reviewing and recommending revisions to the project master schedule, construction budget, and permitting plan. • Estimating and bidding phase services include performing detailed cost estimates and value engineering analyses. • Construction phase services include obtaining and paying for all required construction-related permits, furnishing bonds and insurance, and managing and coordinating all trade contractors and subcontractors. • Post-construction phase services include developing and implementing procedures for orderly completion of punch list items, operational start-up, testing, and commissioning of systems and equipment. The City encourages minority firms to apply and encourages the use of minority subcontractors. The project is expected to start in 2026 and be completed in 2027.

Budget estimate

$6,000,000 – $7,500,000

Based on the conceptual estimated construction cost of $6.5 million, the budget for this project is expected to be around $6.5 million. However, this amount may vary depending on the actual construction costs, changes to the scope of work, and other factors. The City may also require additional services, such as design and engineering services, which could increase the total budget.
