Description
The County of Mono is seeking a qualified design‑build firm to deliver a new manufactured‑home community in Lee Vining, CA. The firm will be responsible for all phases—from schematic design, permitting, and site‑work through procurement, delivery, installation of roughly ten pre‑designed manufactured homes, and post‑construction activities such as HOA formation and final occupancy approvals. The contract will be funded at approximately $5.5 M‑$6.0 M, with a fixed‑fee design‑build approach and mandatory compliance with California DIR registration, prevailing‑wage rules, and extensive insurance requirements.
• Provide full design‑build services (site design, CEQA/permits, construction documents, and construction management).
• Procure, transport, and install ~10 manufactured homes meeting HUD, HCD Title 25, and WUI exterior‑finish standards.
• Manage post‑construction tasks: certification, HOA creation, and eventual sale of homes.
• Must meet strict insurance (≥ $2 M GL, $5 M umbrella) and DIR registration; evaluation weighted heavily on experience (60 %) and organizational capacity (25 %).
