The Aurora Housing Authority is seeking a development consultant to lead the design-build renovation of the Residences at Trolley Park, a 38-unit apartment complex in Aurora, Colorado. The consultant will be responsible for managing the construction process, selecting contractors and subcontractors, and ensuring the project is completed on time and within budget. The consultant will also provide financial advisory services, including developing a proforma for Low Income Housing Tax Credit (LIHTC) funds and managing the LIHTC application process. Key responsibilities include: • Managing the construction process and selecting contractors and subcontractors • Developing a proforma for LIHTC funds and managing the LIHTC application process • Providing financial advisory services and managing the project budget • Coordinating with AHA staff, city officials, and other stakeholders to ensure project completion • Developing a Development Flow Chart and Financial Development Flow Chart to track project progress
