RFP- #25-020- Downtown Destination Redevelopment & Lease Opportunity

The City of Fairburn is seeking a tenant/developer to lease and redevelop a property located at 30 West Broad Street, Fairburn, GA 30213. The goal is to activate the site and deliver high-value improvements that align with the City's vision for catalytic redevelopment. The lease term is preferable for 5, 10, or 15 years, with a base rent negotiable between $16-$21 per square foot. The tenant will be responsible for the cost of building out the interior, subject to landlord approval. The City is looking for creative ideas and thoughtful proposals that will help activate the downtown area. Key responsibilities for the selected respondent will include: • Redeveloping the property to deliver high-value improvements • Activating the site through destination programming • Complying with the terms and vision of the City • Coordinating with the City for permits, zoning, and compliance • Surrendering the premises in good condition at the end of the lease term
