Lease for office space - 6,533 sq ft required

The U.S. Army Corps of Engineers (USACE) Recruiting Facilities Program is seeking a commercial lessor to provide 6,533 usable square feet of office space in the Menomonee Falls/Milwaukee/Butler/Lannon area of Wisconsin. The lease term is five years with a “firm term” clause that limits early termination. The lessor must: • Supply a space that meets a specific floor‑plan template, includes secondary egress, and complies with detailed security requirements (video entry control, CCTV, window film, etc.). • Provide adequate parking for nine government vehicles 24/7 and additional parking for employees and visitors within four blocks. • Include mandatory daytime janitorial services in the lease. • Submit three competitive construction bids for the required build‑out (security systems, signage, electrical, telecom, flooring, etc.) and incorporate those bids into the lease proposal. • Deliver a completed Rental Proposal Worksheet (RPW), proof of active SAM.gov registration (CAGE code), a proposed floor plan, and the three construction bids. • Meet location restrictions (no adjacency to adult‑entertainment, bars, dispensaries, etc.). The process: initial offers due 16 Oct 2026, feedback by 21 Oct 2026, best‑and‑final offer due 31 Oct 2026. After a location is preliminarily accepted, a site‑visit will be arranged (date TBD). The government will evaluate bids based on location, compliance with specifications, cost, and qualitative factors.
