Hurley Building in Boston, MA. The appraisal should be undertaken and documented in accordance with the requirements of the Uniform Standards of Professional Appraisal Practice (USPAP) of the Federal Appraisal Foundation and the Appraisal Institute. The appraiser will be responsible for reviewing all available property information, inspecting the property, and producing a full appraisal report. • The appraiser should assume that capital and operating costs are split along the same dividing line that splits the Hurley portion of the site from the Lindemann portion.
• The appraiser should consider the impact of uncertainty in Boston's permitting process for large projects on development potential.
• The appraiser should consider the extraordinary capital renewal needs for the facility.
• The appraiser should consider the damage sustained by the building due to a burst pipe.
