The U.S. Government is seeking competitive lease proposals for as-is, fully finished and furnished office space for administrative operations in support of law enforcement in Denver, Centennial, and Greenwood Village, CO. The required space should have a minimum of 12,000 square feet and a maximum of 16,001 square feet, with at least 35-60 private offices and 80 total seats. The space must be modern, high-quality, and suitable for professional use, with a Facility Security Level (FSL) of II minimum. The lease term is 10 years, with 5 years firm. The evaluation will be based on the lowest-priced, technically acceptable offer. Some key requirements include: • ABOA SF Range: 12,000 - 16,001 • Total seats: 80 • At least 1 conference room (≥300 ABOA SF) • Dedicated server room with 24/7 cooling (≥200 SF) • Floors: space must be at or above ground level • Facility Security Level (FSL): II minimum The government reserves the right to identify and consider the closest acceptable alternative if the market cannot deliver space that fully meets these requirements.
