This solicitation seeks a landlord‑provided, turn‑key office lease for approximately 23,600 sq ft of usable space (acceptable range 21,500 – 25,500 sq ft) to house a Department of Children and Families local service office in one of several towns within the Worcester‑area map C‑5. The lease is a gross lease covering all operating expenses, utilities, and OPEX, with a fixed 10‑year term and an option for the Commonwealth to purchase the landlord‑provided systems furniture for $1.00 at lease end. The landlord must deliver a fully finished space meeting detailed specifications for finishes, HVAC, security, ADA/MAAB compliance, sustainability (EO 594), and environmental‑justice considerations, and must provide 137 general parking spaces, 5 accessible spaces, 12 drop‑off spaces, and EV‑charging infrastructure.
