The University of Louisville is seeking a qualified general contractor to renovate approximately 7,300 sf of interior space on the third floor of its School of Dentistry, covering orthodontic, pediatric, and dispensary areas. Work will be executed in three rolling phases (Pedo, Dispensary, Ortho) beginning in April 2026 and concluding by early December 2026. The scope includes selective demolition, interior build‑out, coordination with existing MEP systems, installation of owner‑provided dental equipment, and full compliance with university safety, accessibility, and code requirements. The contractor must provide all labor, materials, equipment, permits, insurance, and bonding, and must manage phased construction to minimize disruption to ongoing campus operations.
• Phased renovation (Phase 1 – Pedo, Phase 2 – Dispensary, Phase 3 – Ortho) with a target start in April 2026.
• Required tasks: selective demolition, new walls, casework, ceilings, lighting, flooring, minor HVAC, plumbing, electrical, low‑voltage data, and integration of Patterson‑furnished dental chairs and equipment.
• Mandatory deliverables: detailed construction schedule, document‑control/PM plan, as‑built drawings, operation & maintenance manuals, warranties, and compliance with ADA, fire‑suppression, and Kentucky building codes.
