The Cherokee Nation is seeking a qualified construction‑management‑at‑risk (CM‑AR) contractor to deliver the Nursing & Allied Health Education Center in Tahlequah, OK. The CM‑AR firm will be responsible for overall project planning, coordination, cost control, and delivery of a complex building that includes new roofing systems, structural moment frames, a large canopy with deep foundations, elevator replacement, interior millwork, casework, flooring, signage, and window treatments. The scope is still evolving in several areas (e.g., moment‑frame locations, canopy load), requiring the contractor to be flexible and capable of handling design‑build responsibilities under Indian/TERO preferences.
• Provide CM‑AR services from design through construction, including schedule and cost management.
• Execute extensive roofing work (TPO membrane, standing‑seam metal) and structural upgrades (moment frames, deep foundations).
• Manage interior fit‑out tasks such as millwork, casework, flooring (LVT/carpet, ceramic tile), signage, and elevator modernization.
