Budget estimate

$4,000,000 – $90,000,000

The budget for this contract is likely to be substantial, given the large amount of space required (199,565 net usable square feet) and the 10-15 year lease term. The annual rental rate will be determined by the proposer, but the State has indicated that it will consider all relevant factors, including moving costs, utilities, and janitorial services. Based on industry standards, the estimated annual rental rate for Class A office space in Raleigh could be in the range of $20-30 per square foot. Therefore, the total budget for the contract could be in the range of $4-6 million per year, or $40-90 million over the 10-15 year lease term.
