The U.S. Government, through the United States Army Corps of Engineers (USACE), is seeking to lease a retail space in Everett, Washington, for an Armed Forces Career Center. The space should be approximately 5,630 gross square feet and 3,680 net square feet, with 15 parking spaces. The lease term is 60 months, with no option term. The government requires a full-service lease, including base rent, CAM, utilities, and janitorial services. The space should be located in a prime retail area, with attractive surroundings, and should not be near establishments that sell alcoholic beverages, firearms, or marijuana. The government also requires non-exclusive parking for government vehicles, 24/7 access to the space, and elevator access if the space is above ground level.

• Being located in a professional retail setting, preferably not near residential areas, railroad tracks, or power transmission lines
• Not being located in a 100-year flood plain or wetland, unless it is the only practicable alternative
• Having employee and visitor entrances connected to public sidewalks or streets by continuous, accessible sidewalks
• Having regularly scheduled public transportation available within 1,000 feet during workdays
• Having parking available within a four-block walkable area, with a parking-to-square-foot ratio that meets local code requirements
• Being on the ground floor, with a space configuration that is conducive to an efficient layout
• Having a fully serviced lease, with all services, janitorial supplies, utilities, and tenant alterations provided as part of the rental consideration
• Having access to the space 24 hours a day, 7 days a week, with normal hours of operation from Monday to Friday, 8:00 AM to 5:00 PM, excluding weekends and federal holidays.
