The CMAR will provide pre‑construction services for a fixed $25,000 fee and then execute the construction under a GMP‑based contract with a $5,000,000 construction budget. • Pre‑construction phase: $25,000 fixed fee for cost estimating, scheduling, value‑engineering, and subcontractor outreach. • Construction phase: Cost‑plus‑fee arrangement with a Guaranteed Maximum Price (GMP) of $5 M, requiring three bids for major trades. • Required qualifications: Louisiana contractor’s license, bonding capacity of $5 M, acceptance of A133‑2017 contract terms, and demonstrated experience with CMAR delivery on healthcare projects.
