Description
The U.S. Department of Veterans Affairs (VA) is seeking to lease approximately 20,919 square feet of outpatient clinic space in Laredo, Texas. The VA intends to negotiate and award a succeeding lease on a sole source basis to the incumbent lessor. However, the VA is open to considering alternative facilities that can meet their requirements in a cost-effective and mission-supportive manner. The lease term is expected to be 20 years, with an anticipated occupancy date of May 2033. The VA has specified certain requirements for the facility, including zoning compliance, floodplain status, and compatibility with VA operational, clinical, security, and patient access requirements. Interested parties may submit information demonstrating their ability to provide an alternative facility that satisfies VA's requirements.

• Being properly zoned for VA's intended use
• Being outside the 100-year floodplain or demonstrating acceptable compliance and mitigation
• Being compatible with VA operational, clinical, security, and patient access requirements
• Being capable of meeting applicable fire/life safety, accessibility, seismic, and sustainability requirements
• Having adequate utility and infrastructure capacity to support VA's intended use
• Not presenting unacceptable operational impacts from surrounding uses, noise, vibration, or other site conditions
• Demonstrating the ability to satisfy applicable environmental, historic, and cultural resource review requirements
