Elevator Maintenance Agreement

The Town of Los Gatos is seeking a contractor to provide elevator maintenance services for 6 elevators in 4 town facilities. The scope of work includes monthly preventive maintenance services, repairs, and replacements, as well as emergency troubleshooting and response. The contractor must possess a C-11 Elevator Contractor License and ensure that all work is performed by a Certified Competent Conveyance Mechanic (CCCM) or under their supervision. The contract term is 5 years, and the town reserves the right to reject any and all proposals. • The contractor must provide monthly service reports, annual condition assessments, and maintenance logs for each elevator. • The contractor must adhere to the latest codes and requirements of regulatory agencies, including the Americans with Disabilities Act, American Society of Mechanical Engineers, and California Building Codes. • The contractor must have experience working directly with the state of California and have an established line of communication for addressing annual inspection requirements and repairs. • The contractor must provide a detailed work plan, including a monthly schedule, tasks to be completed, and reports and condition assessment approach.
