The City of Cincinnati (Cincinna) is seeking a licensed Ohio architect to develop six permit‑ready, pre‑approved housing plan sets (2 duplexes, 2 triplexes, 2 four‑plexes) for its “BuildReady” initiative, which supports the Connected Communities zoning reform and aims to increase middle‑housing supply. The contractor will produce fully coordinated construction documents, cost estimates, façade options, and a site‑applicability framework, while engaging stakeholders, securing inter‑agency approvals, and delivering a digital catalog and long‑term maintenance plan. Optional construction‑phase support and two one‑year renewal periods are included. • Design and deliver six complete, code‑compliant plan sets (duplex, triplex, four‑plex) with narrow and wide versions and at least two façade options each. • Provide cost‑estimate, value‑engineered options, and a modifications matrix for site‑specific adaptations. • Conduct stakeholder engagement: site review, focus groups, and coordination meetings (minimum 5). • Secure pre‑approval from Building & Inspection and other relevant agencies (Fire, MSD, etc.). • Produce a BuildReady catalog, digital integration support, and a long‑term update framework. • Optional construction‑phase administration and prototype monitoring. • Initial contract term 18 months, with up to two optional 12‑month renewals.
