Description
The State of South Carolina seeks a qualified contractor to execute a full renovation of the ranger residence at Colleton State Park. The work includes demolition, structural concrete, masonry repair, framing, roof replacement, interior finishes, mechanical, electrical, plumbing, and final commissioning. The contract will be awarded on a Best‑Value basis, emphasizing price, experience, performance record, expertise, and delivery reliability.
• Complete demolition of existing roof, exterior walls, interior partitions, and sub‑floor, followed by new concrete footings, CMU curtain walls, and structural framing.
• Installation of new roofing system (GAF Timberline Ultra HD asphalt shingles with insulated panels), exterior siding, doors, windows, and all related flashing.
• Interior upgrades: new LVP flooring, sheetrock, paint, kitchen cabinets, granite countertops, bathroom fixtures, and HVAC upgrades (air‑handler, heat‑pump, ductwork).
• Full electrical upgrade: panelboards, wiring devices, lighting control devices, low‑voltage power, grounding, and compliance with NEC, including third‑party inspection.
• Plumbing renovation: new water service, domestic piping, fixtures, and sewer connections.
The contractor must hold a South Carolina contractor license, provide a 5‑year warranty on specified items, and manage a 90‑120 day construction schedule.
