Request for Statements of Qualifications and Proposals for the Universal TK Classrooms at Various Sites (Garden Valley ES, Hazel Strauch ES, Foothill Oaks ES) Lease Leaseback Project

The Twin Rivers Unified School District is seeking a lease-leaseback contractor to provide preconstruction and construction services for the Universal TK Classrooms at Various Sites project. The project involves the construction of universal transitional classroom buildings at three schools: Garden Valley ES, Hazel Strauch ES, and Foothill Oaks ES. The selected contractor will be responsible for providing a guaranteed maximum price for the project and will work with the District to evaluate and coordinate a feasible construction approach. The contractor will also be responsible for preconstruction services, including developing a construction budget and schedule, and will work with the District to select subcontractors. • The project has an estimated construction cost of $13,500,000. • The project is expected to commence in October 2026 and have a substantial completion date of August 1, 2027. • The contractor will be required to provide a price proposal, including a not-to-exceed preconstruction services fee and a percentage-based construction services fee. • The District will evaluate proposals based on the best value to the District, taking into consideration the contractor's demonstrated competence and professional qualifications.
