Description
The U.S. Department of Veterans Affairs is seeking a qualified lessor to provide a fully‑serviced lease space for a new Vet Center in Helena, Montana. The lease must include all utilities, janitorial services, basic cable, high‑speed Wi‑Fi, a comprehensive security system (CCTV, access‑controlled doors, duress alarms, intrusion detection), and complete interior finishes as detailed in the Statement of Work. Specific room requirements include an exterior power outlet for a Mobile Vet Center, a secure entrance with key‑fob access and video intercom, a lobby/waiting area with acoustic ceiling panels and vinyl flooring, unisex restrooms with ADA features, a reception/program‑support assistant area, multiple office and group therapy rooms, a kitchen break‑room, supply, storage, and telecommunications rooms, plus exterior signage compliant with VA standards. The lessor must also handle ongoing maintenance, periodic repainting, flooring replacement, and security system updates, all funded through the annual rent.
• Provide a fully serviced commercial space meeting detailed architectural, mechanical, electrical, and security specifications.
• Include utilities, janitorial, cable TV, high‑speed internet, and security services in the rent.
• Install and maintain exterior flagpole, signage, and all interior finishes (luxury vinyl tile, acoustic ceilings, ADA‑compliant fixtures).
• Deliver a complete security solution (CCTV, access control, duress alarms, intrusion detection) with quarterly testing.
• Supply and maintain telecommunications infrastructure (CAT 6A cabling, patch panels, data outlets, network switches).
• Ensure compliance with VA Facility Security Level II and all applicable building codes.
