Description
The Department of Veterans Affairs is seeking a lease proposal for office space in or around Clinton, MD, to accommodate a Veterans Center. The required space is approximately 3333 Net Usable Square Feet (NUSF) with 20 surface/outside parking spaces reserved for the exclusive use of the Government. The lease term will be 20 years, with a 5-year firm term and a 15-year non-firm term. The selected Offeror will be required to design and build the tenant improvements (TIs) after award of the lease, with a not-to-exceed cost for design, project management, and buildout of TIs. The Offeror must also provide a fully serviced lease, including operating costs, utilities, and security requirements. Some key considerations for the lease include:
• Location and accessibility, with proximity to amenities and public transportation
• Building design and technical capabilities, including the ability to accommodate a Patient Aligned Care Team (PACT) design
• Past performance, with a focus on experience working with medical and clinical projects, Federal entities, and the VA
• Price, with a consideration of total lifecycle costs, including shell rent, operating rent, tenant improvement costs, and other lease costs.
