Description
The Gladstone School District is seeking a Construction Manager/General Contractor (CM/GC) for the seismic rehabilitation of the John Wetten Elementary School Gym. The project involves rehabilitating the existing lateral system components to meet the requirements for "Immediate Occupancy" as outlined in ASCE 41-17. The CM/GC will be responsible for providing pre-construction services, managing the construction process, and ensuring the project is completed within the specified time frame and budget. The construction budget for the project is $1,923,300.
Key components of the project include:
• New ceiling sheathing and finishes
• Strengthening of beams
• New strapping and blocking, collector beams
• New shear walls, wood-framed
• New concrete shear walls
• New in-plane attachments
• New out-of-plane attachments
• Seismic isolation joints
The CM/GC will be required to provide a Guaranteed Maximum Price (GMP) proposal for the entire project, which will include estimated construction costs, CM/GC fees, and contingency costs. The CM/GC will also be responsible for managing the construction process, including coordinating with subcontractors, vendors, and labor resources.
