GROUND LEASE AND LAND VALUE APPRAISAL FOR CITY-OWNED PROPERTIES LOCATED 1026 C STREET & 22696 MAIN STREET (APNS 428-0066-037-00, 428-0066-038-02 & 428-0066-038-01)

The City of Hayward is seeking proposals for a ground lease and land value appraisal for city-owned properties located at 1026 C Street and 22696 Main Street. The selected consultant will be responsible for providing an independent, well-supported appraisal of the ground lease value and land value of the properties. The appraisal will provide an objective and defensible basis for evaluating potential sale, lease, or other disposition strategies and will support informed decision-making consistent with the City’s fiduciary and policy obligations. Key tasks include reviewing existing documents, preparing a draft land value and ground lease appraisal report, and preparing a final land value and ground lease appraisal report. • The project includes the appraisal of ground lease value and land value of city-owned properties. • The consultant will be responsible for reviewing existing documents and preparing a draft and final appraisal report. • The City reserves the right to reject any and all proposals and to waive technicalities and informalities. • The City also reserves the right to request any supplementary information it deems necessary to evaluate proposer’s experience or qualifications. • The consultant will perform all work under the general direction of the City’s project manager and in close coordination with City staff.
