Description
The Troup County School System is seeking a Construction Management firm to provide services for the construction of a new Performing Arts Center at Callaway High School. The project includes a 27,117 sf building with a performance hall, stage, lobby, concessions, dressing rooms, and other facilities. The construction budget is $13,500,000, and the project is expected to commence in May 2026 and be completed in June 2027. The selected CM will be responsible for pre-construction services, bidding and awarding phase, construction phase, and post-occupancy phase. Key services include project planning, bidding and awarding, construction management, and post-occupancy services.
• Pre-construction services: evaluate preliminary documents, participate in planning meetings, provide estimates, conduct value engineering reviews, and prepare cash flow analysis
• Bidding and awarding phase: separate construction work into work categories, develop requirements for time, cost, and quality control, provide estimated construction schedules, and identify bidders
• Construction phase: maintain staff for construction management, assure timely procurement of permits, establish coordination procedures, and conduct job progress meetings
• Post-occupancy phase: implement and coordinate the one-year warranty and warranty inspection, respond to requests for corrections, and assist in post-construction review
