Construction Manager at Risk

The Olathe Public Schools, Unified School District 233, is seeking qualifications from Construction Managers to provide Construction Manager at Risk (CMAR) services for upcoming projects funded from the 2026 Bond Referendum. The selected Construction Manager will assist with design and construction efforts for projects, including the demolition and construction of new elementary schools. The scope of work includes preconstruction design efforts, construction, and closeout phases. The district intends to secure multiple teams for these efforts based on the packages indicated. • Package A: Meadow Lane Elementary School, $26,000,000 (hard construction cost) • Package B: Northview Elementary School and Central Elementary School, $54,400,000 (hard construction cost) The evaluation of qualifications will be based on the respondent's experience, project management approach, and other factors. The district reserves the right to modify or cancel the solicitation after issuance.
