Request for Qualifications for Construction Management at Risk (CMaR) Services for First Street Garage Life Safety Priority Project

The City of Cambridge is seeking a Construction Manager at Risk (CMaR) for the First Street Garage Life Safety Priority Project. The project involves addressing urgent repairs to the building's infrastructure and life safety systems. The selected CMaR will work with the City, design team, and key stakeholders to evaluate options for modifying scope or details, identify construction challenges, and help shape a practical, efficient, and budget-conscious path forward for project implementation. The project delivery method will be public CM at Risk with a Guaranteed Maximum Price (GMP). The City expects to work with the CMaR to determine the GMP. Some key aspects of the project include: • Reviewing and recommending revisions to the project master schedule, construction budget, and permitting plan • Attending and leading periodic project meetings and special meetings for the exchange of information • Reviewing construction documents to make recommendations on value engineering, constructability, and pricing • Developing a construction phasing plan and identifying temporary construction and mitigation measures • Monitoring the progress of construction and preparing monthly reports • Maintaining complete and accurate records, including correspondence, meeting notes, and shop drawings The City is looking for a CMaR with experience in construction management, particularly in urban settings, and a strong track record of delivering projects on time and within budget. The selected CMaR will be responsible for complete construction management services for all phases of the project.
