Elmwood Roof Project

Eastern Kentucky University is seeking a qualified general contractor to replace the historic roof of the Elmwood Mansion on its Richmond campus. The work includes full demolition of the existing roof system, installation of new asphalt‑shingle roofing with copper valley flashings, preservation and re‑installation of historic copper elements, extensive brick‑masonry repair and tuck‑pointing, and related waterproofing, flashing, and bird‑proofing measures. The contractor must meet stringent historic‑preservation qualifications, provide extensive bonding and insurance coverage, and comply with a mandatory site‑visit and pre‑bid requirements. • Minimum 10 years in general or historic restoration contracting; ≥10 comparable historic projects completed. • Required expertise in brick‑masonry restoration, copper roofing, and asphalt roof systems. • Substantial completion required within 150 calendar days of purchase‑order issuance; final completion within 180 days thereafter, with liquidated‑damage penalties ($200/day and $100/day respectively). • Bid bonds, 100 % performance/payment bonds, and comprehensive insurance (CGL $5 M, workers’ comp $1 M per employee, etc.) are mandatory.
