The U.S. Department of Agriculture (USDA) is seeking to lease office space in Henderson, Kentucky. The space requirements include a minimum of 3270 square feet and a maximum of 3443 square feet (ABOA), with a maximum of 4133 square feet (RSF). The space must be contiguous, with first-floor space preferred, and must meet government requirements for fire safety, accessibility, seismic, and sustainability standards. The lease term is 20 years, with a firm term of 5 years and termination rights of 120 days. • The space must be zoned for office use and meet Architectural Barriers Act Accessibility Standards (ABAAS). • The space must have pull-through parking for customer trucks with trailers. • The space must have a minimum of 3 reserved government vehicle parking spaces and 11 reserved visitor/customer parking spaces. • The space must have non-reserved employee parking spacing (located on-site or within 300 feet of premises) for 11 employees.
