Description
Northwestern Michigan College seeks a qualified consulting firm to perform a comprehensive Facilities Condition Assessment (FCA) of all campus buildings, parking lots, and the utility tunnel system. The contractor will inventory assets, evaluate structural, mechanical, electrical, fire‑life‑safety, and site‑grade conditions, and develop a prioritized 5‑year capital improvement plan (with an optional 5‑10‑year horizon). Deliverables include an executive summary, Facility Condition Index calculations, detailed photo logs, and a digital data platform compatible with the college’s CMMS.
• Assess ~30 buildings (≈ 772 k sq ft) plus parking and tunnel assets.
• Follow industry standards (ASTM E2018‑15, APPA, ASCE/SEI 30‑14) and employ 360° reality capture, drone imaging, or AI‑assisted processing.
• Excludes HVAC systems (separate replacement project).
• Deliver final report by September 11 2026; payment on Net 30 terms.
