Haven on the Hill Housing Project - Construction Management Services

The County of Calaveras Health and Human Services Agency is seeking a qualified construction‑management firm to act as the County’s representative on the Haven on the Hill Behavioral Health Supportive Housing Project. The consultant will oversee pre‑construction activities, monitor construction, manage schedules, handle RFIs, submittals, change orders, payment applications, quality control, and close‑out for a phased renovation/rehabilitation of an existing residential facility, including accessibility upgrades, site improvements, and building‑system upgrades. The contract runs from mid‑October 2026 through June 30 2027 and includes mandatory Phase 1 occupancy milestones. • Provide pre‑construction review, constructability analysis, and startup coordination • Conduct on‑site observation, daily reports, and photographic documentation • Facilitate weekly progress meetings, maintain minutes and action logs • Manage schedule compliance, identify delays, and recommend corrective actions • Track RFIs, submittals, change orders, and payment applications; issue recommendations • Oversee quality‑control testing, inspections, and compliance with labor‑prevailing‑wage rules • Prepare monthly status and cost reports, punch‑list management, and final close‑out documentation
