The International Community School (ICS) is seeking a Construction Manager‑at‑Risk (CMAR) to deliver a new K‑12 campus in DeKalb County, GA. The project includes a multi‑story, up‑to‑95,000 SF educational building, outdoor learning spaces, playgrounds, athletic fields, parking, bus loop, and utility infrastructure, with an estimated total construction budget of $24 million. The selected CMAR will be involved early in design development, providing value‑engineering input, constructability reviews, schedule planning, and will ultimately manage construction through a Guaranteed Maximum Price (GMP) process. Key deliverables include coordination with the design team (CDH Partners), phased construction options, and compliance with CMAR contract terms covering delays, liquidated damages, and risk allocation.
