Description
The Auraria Higher Education Center (AHEC) is seeking a qualified concrete restoration/structural repair contractor to perform high‑priority structural repairs and waterproofing on the 7th Street Garage located on the Denver campus. The work includes shoring, concrete and rebar repair, flange‑to‑flange repair, spandrel repair, and optional sealant/coating work on Level 4. The garage must remain operational, with only half a parking level closed at any time. The contractor must coordinate with AHEC’s project manager and the project engineer (Martin/Martin, Inc.), comply with Colorado labor and prevailing‑wage requirements, provide required bonds, and submit all required certifications and documentation.
• Scope: Structural concrete repair, shoring, rebar, flange, spandrel, optional sealant/coating (Level 4).
• Schedule: Pre‑bid conference Sep 22 2026, bid due Oct 9 2026, award intent Oct 14 2026, construction anticipated to finish May 14 2027.
• Mandatory pre‑bid meeting and site tour on Sep 22 2026.
• Minimum qualifications: 5 + years concrete repair experience, three similar projects > $1.75 M, Colorado bonding capacity ≥ $2.021 M, required certifications, and attendance at mandatory pre‑bid conference.
• Bonds: Bid bond (5 % of bid) and performance/payment bonds ≥ 50 % of contract value.
• Compliance: Colorado labor, Buy Clean Colorado material GWP limits, prevailing‑wage, LCPTracker payroll reporting.
