This contract governs the full renovation of the swimming‑pool facility at Chancellor Avenue Annex School, including demolition of existing pool structures, construction of new concrete and masonry pool enclosures, installation of new mechanical, electrical, plumbing, and HVAC systems, and complete interior finishes (tiles, acoustical ceilings, terrazzo flooring, painting, and specialty equipment). The scope also includes the installation of a fire‑alarm system, interactive whiteboard, lockers, restroom fixtures, and related fire‑protection and safety equipment. Three specific allowances are defined: $60,000 for sewer‑line connection, $60,000 for water‑line reconnection, and $90,000 for soil testing and import/export. The contractor must submit a CPM schedule (baseline within 15 days of NOP, full schedule within 45 days), manage monthly payment applications, provide as‑built drawings two weeks prior to final inspection, and complete a 30‑day “burn‑in” period for the fire‑alarm system. Training sessions for engineering staff, security personnel, and electrical technicians are required both at project start, completion, and three months thereafter. All work must comply with NFPA, UL, FM, NEC, ICC, OSHA, and EPA regulations.
